ALTA/NSPS Land Title Survey
A surveying standard jointly proposed by the American Land Title Association (ALTA) and the National Society of Professional Land Surveyors (NSPS) that incorporates elements of the boundary survey, mortgage survey, and topographic survey.
As-Built Survey
A survey carried out during, or immediately after, a construction project for the purpose of records, the completion evaluation, and payment. An as-built survey documents the location of the recently constructed elements that are subject to completion evaluation.
Boundary Survey
A survey that establishes boundaries of a parcel using its legal description, which typically involves the setting or restoration of monuments or markers at the corners or along the lines of the parcel.
Engineering Survey
A survey associated with the engineering design (topographic, layout, and as-built) often requiring geodetic computations beyond normal civil engineering practice.
Foundation Survey
A survey prior to the pouring of a foundation of a proposed structure to verify that it will be constructed in the correct location and at the correct elevation.
Mortgage Survey
A Mortgage Survey is a land survey used to confirm the boundaries of a property before your lending institution will lend you money to buy it. Mortgage lenders and title companies often require surveys so there is no uncertainty about the boundaries of the property they are financing. A Mortgage Survey is a detailed survey that maps all improvements on the property that is being purchased.
Topographic Survey
A survey that shows all of the physical features of an area of land. Contours are shown in this survey, allowing the user to accurately calculate any drainage and/or runoff on the site. These surveys are often utilized by engineers as well as architects to plan for areas of future development.
